Foreclosure Defense in the USSA

I attended a Foreclosure defense seminar 8/2011given by attorneys who represent major banks. One attorney in particular represents Wells Fargo, Citibank and I believe Bank of America. He is also a law professor at St. Johns Law School were I graduated from. I've seen his firms name on many legal papers over the years. Briefly I learned the following: 


1. He says that here in New York he has not seen any actual foreclosure sale since November 2010 with the lenders cases he represents. The reason stems from the robo signing situation that you have been hearing about.
2. He claims that the entire legal system is both completely jammed up and it is taking years for sales to occur with these major lenders.
3. Personnel at these lenders are unwilling to sign the appropriate affirmations/affidavits that would permit him to move forward with sales of properties in foreclosure ecasue of fear of inaccuracies.
4. Judges are completely on the sides of debtors.
5. Debtors have up to 4 chances through mandatory court ordered meetings with Mortgage Banks to work out modifications before sale.
